Rules and Regulations.

"    Tennis Court: A new sign has been made up for the tennis court, specifying shoe apparel and code of conduct. Please do not use the tennis court for any sport other than TENNIS- No rugby, soccer, bike riding etc. will be permitted. Please adhere to the rules; we are trying to protect our investment.
"    Fine System: We have implemented a new fine system for those unit owners who constantly break the rules. This includes noise, quad bike speeding and riding out of the times implemented, riding on the grass etc. This income will be "donated" to the lapa fund, to purchase additional loungers for the swimming pool.
"    Electricity:  If your unit has an air conditioner, your circuit breaker must remain in keeping with the rest of the Estate, that of 40Amps. DO NOT try and change these breakers, you will be held accountable for ANY damage to cables and any resultant damage to the complex. The green electricity boxes are strictly out of bounds to members on the Estate, and any we are not responsible for any accident you may incur should you decide to open the boxes up. We are in the process of costing an upgrade from our main distribution boxes to maintain the supply to all the sub-boxes. We will keep you informed of all changes as they happen.
"    Renting of units: Please note that if you rent to anyone, it is your responsibility to ensure that your visitors are aware of the rules and regulations. The renters/visitors MAY NOT bring their animals or own quad bikes or boats, unless special permission has been obtained PRIOR to their arrival. Your guests run the risk of being turned away on arrival unless they have the necessary permission. This also includes noise and riding on the grass.
"    Boat Launching and cleaning: Please note that the form must be completed when launching and taking your boats out the water if you use the tractor. Under NO circumstances, should any cash be paid for this service, or for boat cleaning. Your levy account will be billed accordingly. The staff has strict instructions about taking any cash and you could jeopardise their jobs if you pay any cash over to them. Any cash paid to the tractor drivers will be deemed as a 'tip'.
"    Pets: This includes cats, birds, hamsters etc. If you do not have permission in writing, please do not bring your pets. Owners will be notified in writing if the application is successful or not, and new indemnity forms will have to be completed. Copies of permission granted must be kept in members units as proof of permission. This is subject to: Animals on a lead if outdoors at all times, Picking up of mess incurred whilst walking animals. Any complaints of noise made by animals will be dealt with very strictly. The Body Corporate reserves the right to revoke the permission granted at any time for whatever reason.
"    Noise: All members are more than welcome to use the LAPA. However, it was agreed that parties held there should have a curfew. Often the noise and music is excessively loud. Unit owners that play their music at their units should please be aware that the cut off is 10pm. Habitual offenders could be on the receiving end of a new fine system that the Trustees have just imposed.
"    LAPA Equipment: Due to high rate of damage to equipment in LAPA, such as darts, table tennis bats and balls etc, the committee respectfully request that the members intending making use of these facilities purchase their own equipment to keep in their units. The cost to replace this equipment is very high and the damage too frequent for the members to continue to fund such abuse. The committee will undertake to upgrade and maintain the facilities in the LAPA so that everyone can enjoy them.
"   Private jetty owners: A committee has been formed to co-ordinate the Private Jetties. Please contact James Powell on 082 4471507 should you have any queries.
"    Remote controls are available to open entrance gate and the boat garage gate. These remotes have to be programmed. A few are available from Jacques. The cost is R170.00, however if you still have the old entrance key, you can swap it at a reduced cost of R120.00. No Remote will be issued unless cash is paid immediately. Replacement batteries are available at a cost of R20.00 each.
"    Electricity: The only way for the guards to determine if your electricity is still on and not tripped, is if the members leave their outside lights on. Please note that this is a service rendered and whilst every precaution is taken to monitor this, there are problems with this system. If you do not leave your lights on upon departure, we cannot monitor your units. If in the event that the board in your unit does trip and is not discovered in time, the Body Corporate cannot be held responsible for any loss of perishables.
"    Cleaning Services:  Please ensure that there are adequate cleaning materials available for your unit or if you request your boat to be cleaned. It is your responsibility to pay the maid, please ensure that they are paid every month. Any complaints or queries are to be directed to the maid responsible for the cleaning of your units.  The maids provide their own services and are not part of the Estate or the Estate Manager's responsibility. Telephone numbers when possible and bank account details of the maids is available, please liaise directly with your maid.
"   Email Addresses: Please advise either Jacques or myself your email addresses if you do not already receive this newsletter by way of email, please send name and unit number to  sue@synper.co.za. Upon Departure from your units: PLEASE ensure that all windows and doors are closed and locked!
Quad bike owners are reminded of the winter times: Strictly from 09h00 to 17h00.
Speed limits to be adhered to at all times and those owners allowing visitors to use their quad bikes are please to inform their visitors of the rules. There is a complaint book at the office for those wishing to lodge any complaints. Quad flags and Indemnity Forms are available from the office at a cost of R120.00 for flag and pole, or R20.00 just for the flag. Those new unit owners who have purchased quad bikes as part of the purchase of their units will have to sign new indemnities. In the interests of safety, we recommend that all children should wear helmets, and that the children riding quad bikes adhere to the recommended age required by the quad bike manufacturer.

A great deal of effort has gone into the gardens and maintenance thereof, please do not cut trees or shrubs without permission from the Body Corporate. Please note that driving on the lawns is strictly prohibited.

Unit owners must please advise Jacques when allowing visitors to use their units. Any work contracted on units by outside builders/cleaners must be advised in advance. Permission must be obtained from the Board of Trustees for any alterations planned on the outside of the units, and a refundable deposit of R2000.00 paid before any work commences. Failure to do so could result in your alterations being halted. No work or workmen will be allowed on the estate from 14h00 on Fridays to Monday morning.
